Covid 19 Update
- Holiday homes will be allowed to open from 4 July after the government relaxed the social distancing guidelines on Tuesday 23rd June 2020. If however, the government re-introduces the closure of holiday homes we will extend our current policy applicable to bookings before 4 July.
- We are shortly going to send out notices stating that we’ll be taking balance payments for holidays starting 4 July and beyond. If restrictions at the time of your arrival prohibit the property from opening, we will either be able to reschedule your booking to later in the year or the equivalent week in 2021 or provide you with a refund of ALL MONIES PAID.
- If you’re arriving after 4 July and wish to cancel at this time and not wish to pay your balance payment, you would be doing so under our normal terms of cancellation. That means that your deposit is non-refundable unless we are able to re-let the property. The chances of this are in reality quite likely as we are expecting demand for holidays in Cornwall to be strong once holiday homes are able to open.
- You are able to reschedule your holiday under the terms of our business. That means that you are welcome to postpone your holiday to a later date, but it would be subject to availability and the revised price for a later date. - Please note that if your accommodation can be provided and is allowed to open once government restrictions are lifted but you are unable or unwilling to travel to the accommodation, we cannot provide a refund. If there is a risk of this, please contact us to rearrange your booking to a later date when you are able to travel.
I am thinking of booking a property for later this year, but what happens if we are still in lockdown, will I get a refund?
- If you make a booking and, at the date of your arrival, the law has imposed travel restrictions, you will not be allowed to use the property and you will be entitled to a refund. In addition, if the holiday home cannot be provided for your holiday for another reason, then you will also be entitled to a refund.
- However, if the property you booked is available for your stay and can be provided, but you are unwilling or unable to travel to Cornwall to undertake your holiday, we are unable to provide a refund.
Booking Terms and Conditions
Please read the following terms and conditions carefully. When you book your holiday with us you are entering into a contract with us.
- Terms - all terms are for the holiday cottage as equipped and described.
- We agree to meet the minimum standards as required to ensure the Property is suitable for Accommodation, including but not limited to, health and safety measures, basic facilities and maintenance of the same etc.
- Appliances may from time to time need repairs carried out due to constant use as we are open all year.
- We will aim to have repairs completed before you are due to stay but this may not always be possible due to engineer booking slots.
- Previous guests who leave may not always report a fault and we will not know until we come to clean
your vacated cottage and so a quick repair may occasionally not be possible- if this is the case, we will
discuss what may be due for repair, we will offer assistance in any way possible to ensure your stay with
us is not hindered and enjoyable. - We will not be held financially responsible for any breakdowns of appliances during your stay - as stated
above we will do all we can to offer assistance. - Our cottage offers WiFi for internet browsing the connection details are in our guest information pack in
Hollow Tree Cottage. - We cannot guarantee fast download speeds and constant connection to the internet.
Booking confirmation
- Completing the booking form or by agreement over the telephone will act as an offer and does not confirm the booking. Hollow Tree Cottage will confirm the booking in writing.
- Once your booking has been confirmed then a contract shall come into existence between yourself and Hollow Tree Cottage. Should your booking change (for example transferring the name of your booking to someone else) and an invoice needs to be re issued then this will incur a £15.00 administration charge. We cannot accept bookings from anyone under the age of 18.
- Single sex parties and parties under the age of 25 must telephone to book as an additional security deposit may be asked for.
- Number of guests - the number of guests and their ages should be declared when booking. The total number in your party must not exceed the capacity of the cottage as stated.
- Booking Payment - when booking your cottage, the deposit is required to secure your booking. The deposit is 25% of the total cost. The remaining balance needs to be paid 6 weeks prior to your holiday.
- For bookings made within 7 weeks of your holiday then the full balance needs to be paid. All payment dates are printed on your invoice. We reserve the right to cancel your holiday and retain your deposit if payment is not received on time.
Cancellation
By you - if you wish to cancel your holiday please let us know immediately. We will confirm that you wish to cancel your holiday in writing. We will then try our best to re let the cottage for you. If we are successful in re letting your cottage then you will only forfeit your booking deposit. If we cannot re let your cottage then you will be held responsible for the full cost of the holiday. We advise you to take out the relevant travel insurance.
Further Information
Included in the price of your cottage is bed linen and towels electricity and WiFi, 2 keys are provided for your cottage. Please bring your own beach towels.
Vehicles
The contents of your vehicle including accessories and the vehicle itself is left entirely at your own risk. Hollow Tree Cottage will accept no responsibility for any loss or damage caused. Parking is provided for three to four cars dependent on vehicle size.

We will accept and confirm your booking on the understanding that your cottage is available on the agreed date. In the event of the cottage becoming unavailable due to for example a fire or flood we will endeavour to seek alternative accommodation for you however we cannot accept responsibility for something that is beyond our control. An additional security deposit of £200.00 is to be paid direct to Hollow Tree Cottage 6 weeks before arrival. This deposit is held against any damage to the property. This payment will be returned to you within 7 days of your holiday finishing.
Hollow Tree Cottage along with our employees do not accept liability for any personal injuries or loss or damage which takes place in your cottage during the time of your holiday unless it can be proven that we or our staff are at fault.
Up to three well behaved dogs are allowed in the cottage, they will be charged at £35 per dog per week.
Pets are not permitted in the bedrooms or on furniture. Any fouling must be removed immediately. You will be in breach of these terms and may lose your Security Deposit or receive an invoice for any damage caused or loss suffered for damage caused by pets.
Dogs left unattended in the cottage at any time will cause you to forfeit your Security deposit and we will call you to return to pick up your pet. Smoking is not permitted inside the cottage. We reserve the right to seek compensation for any damage or additional cleaning caused by smoking inside the property
A travel cot and high chair are available free of charge, please remember to request this when booking.
Linen for a travel cot is not provided so this needs to be brought with you.
Upon receipt of full payment we will provide you with arrival instructions which shall include contact details for the Owner or their representative.
You are obliged to leave the cottage in a clean and tidy condition. You are responsible for any damage caused during your stay.
We reserve the right to make a reasonable additional charge (whether by retaining the Security Deposit or otherwise) in the event that you arrive before 4pm on the Arrival Date or if you have not left the property by 10am on the agreed Departure Date.
GDPR
We will hold information provided by you to us in connection with your booking. This information will not be released to a 3rd party.
Limitation of liability
We will not be liable for any act, neglect or default on the part of ourselves or any other person within or outside our employment or otherwise outside of our control for any accident, damage, loss, injury, expense or inconvenience whether to person or property which you may incur in any way connected to the rental unless we have acted in bad faith. If liable, our liability will be limited to the cost of your stay. We accept no responsibility for loss or damage to your possessions on our land. These terms and conditions may be subjected to change without notice, we reserve the right to do this.
We are here to help and we want you to have the perfect holiday. If any problems arise during your stay they should be brought to our attention whilst you are here or within 7 days of your holiday finishing.
Force Majeure
The Owner of Hollow Tree Cottage shall not be liable or accountable for any unforeseen circumstances such as severe weather conditions, local or national strikes, fire, floods, acts of government or of any other authorities and this includes the provision of internet connection at a property.
